Sale - Conveyancing For Sellers
Conveyancing plays a crucial role in transferring the legal ownership of a property from you to the buyer. This ensures that all legal requirements are met, protecting the rights and interests of both parties.
With years of experience in achieving successful completions, we have the experience and knowledge to deal with any complexities that arise in this process.
We will undertake the following
Client onboarding
We will collect information from you about your transaction and verify your identity
Obtaining title documents
We will obtain the title deeds or documents from the seller or the Land Registry, which prove that the seller owns the property.
Drafting contracts
We will draft the contract for the sale of the property and send it to the buyer's conveyancer.
Answering enquiries
The buyer's conveyancer may have queries about the property, which we will answer with assistance from you.
Exchange of contracts
Once the buyer's conveyancer is satisfied with the responses to their queries, both parties will exchange contracts. As your conveyancer, we will ensure that both parties comply with their obligations under the contract.
Completion
On completion day, we will receive the sale proceeds, redeem any outstanding mortgage on the property, pay the estate agent's fees, and send the balance to you. If you have a related purchase the money will be used to fund the purchase.
